EXTERIOR
The houses are built on lush tropical gardens totalling 32.300m2 nestled among verdant hills and surrounded by natural beauty to afford maximum privacy. Movements within the perimeters of the project are on roads that have been treated specifically to reduce sounds. Enclosure of the Plot

Enclosure of the Plot
In order to obtain the best views and adapt them to the natural sloping surfaces of the terrain, the enclosure of the plot is by means of a masonry wall made from Casares stone and wrought iron fencing. With this, and by avoiding a “caged-in” effect, we avoid obstructing the views. This solution not only fulfils resistance objectives, but also contributes to the aesthetics of the whole by means of the use of natural elements. Traditional latticed and wrought iron gates will be used at access points, which will be duly fitted with automated elements to make them user friendly.

STRUCTURE
At Singlehome quality begins with that which cannot be seen, which explains why the shell of our buildings include the most suitable solutions based on a previously drawn-up geotechnical study, allied to the permanent control of a certified laboratory to ensure quality.

Foundation
Based on deeply set elements with reinforced concrete and sanitary nogging that creates an air chamber below the structure, thus avoiding the possibility of damp.

Nogging
Nogging Unidirectional nogging has been used on the lower level and reticular nogging on the upper level and a solid reinforced concrete slab system has been chosen to maximise resistance with a minimum thickness, as well as to provide advantages with respect to sound insulation and to serve as a barrier to possible water filtrations.

EXTERIOR ELEMENTS

Façade
In order to achieve a perfect heat and sound insulation, our façades are made of an outer shell based on cement mortar roughing, solid perforated brickwork, finished with mortar and river sand that form an air chamber and a double-brick cavity wall plastered on the inside. The outside surface area will be plastered with lime-mortar and painted.

Roofs
The insulation and water tightness in non-accessible flat roofs is resolved using polyurethane foam insulation, mortar protection, water-resistant mortaring, welded asphaltic shingles, geotextile protection mortaring and a layer of washed gravel. A series of skylights allow natural light into the bathrooms.

Terraces and Porches
Terrace and porch drainage is achieved by the sloping nature of the paving, the surface finish is based on rubbed Travertine marble pieces and traditional burnt clay pieces.

Swimming Pool
Each house will benefit from its own private infinity pool. The pool shell is gunite sprayed and finished with gresite-type pieces.

Exterior Carpentry
In order to guarantee maximum sealing and optimum heat and sound insulation, lacquered aluminium, made by Schüco, has been selected in a dark colour for window frames and balconies with polyamide thermal insulation and is combined with Climalit double glazing with air chamber. The interior lacquer is in a light colour.

INTERIOR ELEMENTS
Partitioning
The hidden feature of this luxury building is the silence, to which end we have adopted solutions that afford excellent heat and sound insulation. The interior partitioning is made from traditional ceramic clay bricks with a thickness as specified in the project. The interior surface will be screeded mortar rendered in black plaster upon which white plaster will be smoothed over, except in the kitchen, which will be plastered with lime mortar.

Interior Finishes
Hall, Living Room, Kitchen and Bedrooms “Classic Roman Travertine” marble tiling, imported directly from Tivoli quarries in Italy, has been selected for the hall, living room, kitchen and bedroom floors. The tiles come in an impasted, 40x40x2 format that has been matt polished, with a skirting board of the same characteristics. The walls will be finished using a top-quality coat of smooth tempera paint, in a light shade. Each room will have a false ceiling that consists of a sheet of plasterboard, Pladur type, which is hung from a metallic structure. These elements hide the installations that pass through the ceiling, and further serve to provide additional sound installation.

Interior Carpentry
We have used top quality materials for the interior carpentry, endowing the dwelling with solid connecting doors in Iroko wood, which further enhance the elegance of each room. The spacious wardrobes, the design of which has been subject to detailed study, are fully finished in wood panels, with chests of drawers, shelves and case compartments.

Bathrooms
The quality of the materials used in the spacious bathrooms make them genuine luxurious spaces as a whole. Roman Travertine marble is used for both wall and floor surfacing in tiles measuring 40x40x2 on floors and large wall tiles up to 1.20metres. The same marble is used for the built-in sink work surfaces. The bathrooms, in addition to a bathtub, have separate shower booths. The white toilet fittings are manufactured by Villeroy & Bosch. The cast-iron baths are by Kaldewei. Grohë, or similar brand name, chrome taps are used with automatic cut-off.

Kitchens
The spacious and light-filled kitchens designed by Siematic, sector leader, are fully fitted and equipped with the most up-to-date domestic appliances made by Siemens, or similar. Both the wall and floor furnishings have been distributed bearing in mind the uses to which they are to be put. They are spacious and have top quality handles and hinges. The work surface is made of stratified, compact and laminate material, or natural stone. The domestic appliances include two-door fridge, integrated dishwasher, multi-purpose stainless steel oven, microwave, 4 plate touch-control hob with stainless steel frame, stainless steel extractor hood, stainless steel sink and chrome mixer tap unit with removable faucet. The combined washing-machine and tumble dryer are installed in the utility room.

INSTALLATIONS

Drainage
An integrated PVC system has been fitted to avoid filtration and bad smells when draining water from the building.

Plumbing
The general water network is provided by polypropylene ducts, while the dwelling’s internal water system is provided by cross-linked polyethylene piping. These materials resist all types of corrosive agents, do not produce calcareous waste on its walls, and do not modify the properties of the water and have a low conductivity coefficient, thus reducing heat loss.

Air-Conditioning
The general air-conditioning of the dwelling is brought about by means of a heat pump for cold and hot air, with independent regulation panels for every room. All the equipment is manufactured by Daikin, or a similar company. An underfloor heating system in each room, including bathrooms and kitchen, is providing an added comfort. Hot bathroom water is produced by two electric accumulators and solar panels.

Electricity, Telephony and TV
The large number of electrical domestic appliances in the dwelling enables a high degree of electrification, thus facilitating a wide range of decoration options. These are top quality devices manufactured by Nissen, or a similar company. All the rooms, including the kitchen, have telephone and TV points installed with an option to search for a large number of international channels, by means of centralised parabolic antennae within the community.

Security
Pre-installation of an alarm that can be connected to the Finca Cortesín security exchange. Should there be any leakages, there is a flood detection system in bathrooms and kitchen which serves immediately to cut off the supply to the entire house. Moreover, the kitchen is fitted with a smoke detector.

COMMUNAL AREAS

Garages and Storerooms
Each dwelling has a surface parking space and a storeroom made from light structures which avoids ramps and basements which would interfere with the natural morphology of the plot. Gardens
