With the introduction of this new project of 15 villas, situated between holes 9 and 10 within the Golf course, the residential area comprising the immediate surroundings of the Finca Cortesin Hotel, is concluded and consolidated.
 


The terrain is on a mountainside with enough slope to ensure that all the houses benefit from magnificent views over the Golf course and Sierra Bermeja mountain range and, for the most part, views also of the sea.


A limited edition of villas built on individual plots measuring up to 2.200m2, the architecture provides a harmonious contrast between the brilliant white volumes against a play of lights and shadows. 
 


To adapt to the terrain, we have created 3 different designs, with 5 and 6 en-suite bedrooms, living rooms measuring up to 90m2 and 5m high ceiling , fully equipped kitchens, generous domestic staff quarters, parking for 2 cars and private gardens and pools.

Building Specifications

EXTERIOR
Enclosure of the Plot In order to adapt the views to the natural sloping surface of the terrain, the enclosure of the plot is by means of a masonry wall made from Casares stone and wrought iron fencing. With this we avoid a “caged-in” effect and benefit from unobstructed views. This solution not only meets its objective, but the use of these natural elements complements the overall aesthetics of the community. Traditional latticed and wrought iron gates will be used at access points and for ease, will be fitted with an automated system.

STRUCTURE
At SingleHome quality begins with what cannot be seen, which explains why our structures provide the best solutions based on the guidelines of a geotechnical study overseen and controlled by a certified laboratory.

Foundation
Deeply buried reinforced concrete.

Pillars
Reinforced concrete poured on site.

Nogging For better sound proofing and as a barrier against possible water infiltration, we have opted to use a system which comprises solid reinforced concrete slabs.

EXTERIOR ELEMENTS
Façade
For perfect thermal protection and sound proofing, our façades comprise a coating made up of cement mortar roughing with solid perforated brickwork, mortar and river sand, polyurethane insulation 4cms thick and 35kg/m2 dense, air chamber and double panelled plasterboard Pladur type laminates, inside. The outer layer will be plastered with cement mortar and painted.

Roofs Insulation and water proofing in non-accessible flat roofs is resolved by the “inverted roof” system which comprises the following layers: Vapour barrier, mortar slope, welded asphalt foil, mortar protection, double sheet of expanded polystyrene insulation, geotextile overlay and layer of washed gravel. Skylights will allow natural light into the bathrooms.

Terraces and Porches
Terrace and porch drainage is achieved by the sloping nature of the honed Travertine marble paving tiles or sandstone.

Swimming Pool
Each house has a private infinity pool. The pool construction is by means of shotcrete gunite on a concrete base with deeply buried foundation, finished off with gresite type tiling.

Exterior Carpentry
In order to guarantee the best possible thermal and sound insulation, dark lacquered Schüco aluminium with thermal bridging insulation, will be used on window frames and balconies, with double glazing Climalit glass panels with air chamber. The lacquered interiors will be light in colour.

Solid Iroko wood and glass door with security lock.

INTERIOR ELEMENTS
Partitions
The hidden feature of this luxury property is the silence, to which end we have adopted solutions that afford excellent thermal and sound insulation. Double plasterboard is used for the interior partitions and soundproofed by use of rockwool acoustic insulation.

Interior Finishes
In Hall, Living Room, Kitchen and Bedrooms:
Classic Roman Travertine marble, imported directly from the Tivoli quarries in Italy, will be used to tile the hall, living room, kitchen and bedroom floors. The 40x40x2 tiles are plastered and matt polished, as is the skirting. The walls are painted flush with high quality plastic paint in a light colour. Each room will have false ceilings made of plasterboard, Pladur type, laminates which are suspended from a metallic structure. Not only do they serve to conceal the installations that run through the ceiling, they provide additional sound installation.

Interior Carpentry
The elegance of this property is further enhanced by the use of Iroko solid wood connecting doors in every room. The spacious wardrobes which were subjected to a detailed study are fully fitted and are made of wood veneers, including chests of drawers, shelves and luggage compartments.

Bathrooms
The quality of the materials used in the spacious bathrooms convert these areas into luxurious, stand alone rooms. The floor surfaces are lined with Roman Travertine 40x40x2 marble tiles with larger ones measuring up to 1.20m, on the walls. The same marble is used for the countertops of the recessed basins. The bathrooms, in addition to a bathtub, have a separate shower booth. The white toilet fittings are manufactured by Villeroy & Bosch. The cast-iron bathtubs are by Kaldewei. The chrome taps are by Hans Grohë.

Kitchens
The spacious and light filled kitchens designed by Siematic or similar, leaders in their sector, are fully fitted and equipped with the latest Siemens appliances. Much importance was given towards a functional design, spacious upper and lower cabinets, top quality handle pulls and hinges. The countertop is agglomerated compacted Silestone. Appliances include two-door refrigerator, integrated dishwasher, multi-purpose stainless steel oven, microwave, 4 plate touch-control hob with stainless steel frame, stainless steel extractor hood, stainless steel sink and chrome mixer tap with pull out spray. The utility room is equipped with a washing-machine and tumble dryer.

SERVICE INSTALLATIONS
Sanitation Facilities An integrated PVC system filters any unpleasant odours when draining water.

Plumbing
The general water network and internal distribution system is by the use of crosslinked polyethylene pipes. This material is resistant to all types of corrosion, does not produce limescale, does not affect the characteristics of the water and has a low coefficient of conductivity which reduces heat loss.

Climate Control and Hot Water
Climate control within the property is by means of a heat pump for cold and hot air, with individual control panels in every room. All the equipment is manufactured by Daikin. Underfloor heating throughout the property, including bathrooms and kitchen, provides added comfort. Domestic hot water is produced by solar panels backed up by a heat pump and is stored in a 500L tank.

Electricity, Telephone System and TV
The large number of electrical mechanisms within the property allows a high degree of electric power supply which facilitates multiple design and decoration options. These top quality mechanisms are manufactured by GIRA. All the rooms, including the kitchen, have telephone and TV points with an option of tuning in to a large number of international channels available through the satellite dishes within the community.

Security
The villa has an alarm system which is connected to the Finca Cortesin security office. Flood detection systems, fitted in the bathrooms and kitchen, will immediately shut down the water supply to the entire house, if a leak is detected. Additionally, the kitchen is fitted with a smoke detector.

COMMUNAL AREAS
Garages and Storerooms
Each house has surface parking for two vehicles made from light structures to ensure the natural morphology of the terrain is not hindered in any way.

Gardens
The ample gardens are designed by one of Spain’s top landscape artists and boast from superb examples of trees combined with native vegetation.
