Holiday home Oak Cottage is situated close to the village of Backbarrow just one mile from Newby Bridge in Cumbria. The cottage can sleep ten people in five double bedrooms all of which are en-suite. Also in the cottage is an open plan living area with kitchen, dining area and sitting area with woodburner. Outside is off road parking for four cars and a private patio with hot tub, furniture and BBQ. Oak Cottage is a lovely base from which to explore this fabulous part of the country.

Area The small village of Backbarrow sits by the banks of the River Leven and the southern tip of Lake Windermere. The famous Haverthwaite Steam Railway runs close by the village between Haverthwaite and Lakeside. This is an exceptional cottage to stay if you are looking for a great place to stay in the lakes! Very close to Coniston. The cottages are well furnished, beautifully presented and the attention to detail is incredible! Our cottage had a hot tub, BBQ and outside dining area! 10 of us stayed and the space inside the cottage was great - 3 rooms were ensuite and 2 had separate bathrooms! The kitchen and living areas were spotlessly clean and spacious, the only moan for me was the pillows provided were a little uncomfortable! I would most certainly recommend staying here if you are in a large group! A brilliant experience!

Following our arrival on Friday 02 March 2018 we realised that the hot tub had only just been turned on and so was not warm enough until the following day. This ended up being the least of our problems. Later on the Friday evening we experienced 4 power cuts resulting in us being sat in darkness on and off for over 2 hours. Following the power cut we were then without heating for our entire stay with only a wood burner and one electric heater to keep the whole place warm. The on site management only proved wood for the fire and offered no further help or assistance. Resulting families slept on air beds in the living room as this was the only place warm enough to sleep as the wood burner gave out Good heat. We complained to Sykes Cottages on a number of occasions but didn’t receive contact back until Monday 05th March. Terrible on both parts. Following our arrival Home, we then received further contact from Sykes saying the owners of Bigland Hall Cottage denied that we were without heating! This was completely shocking and we are now in a position where it’s our word against theirs. Oak Cottage is beautiful but absolutey ruined by its on site management. Would never return and feel very disappointed as the weekend was dampened by this and the way it was managed. Not a good experience. Would avoid Bigland Hall and also Sykes cottages for that matter.

Have just completed a 3 night mini-break in Oak Cottage, and we are already planning our next trip!
The quality of all finishes and attention to detail are second to none!
The kitchen is beautiful, all bedrooms are a generous size, and nothing in this cottage disappoints.
Although a Private Hot Tub is available, we unfortunately never got round to trying this out. (Next Time!)
The views around the estate are truly a joy. I could go on and on.....
An unexpected welcoming basket containing eggs,fresh bread,jam and biscuits, underlines the management here were prepared to go the extra mile to ensure we enjoyed our stay. (Oh, and not forgetting the Prosecco!)
The onsite Manager, Lynsey, was most helpful and very welcoming.
Can not wait to return, and would highly recommend!

As a family of 10 over 3 generations we holiday annually in locations across the uk and have stayed in some beautiful accommodations but Oak cottage has been by far the best.
Upon arrival we were blown away by the stunning views, warm welcome from Lynsey and the welcome hamper.
The spacious open plan living, dining and kitchen area which is situated on the first floor gives stunning views over the valley, and was perfect for us as a family as we were able to engage with each other and keep an eye on the young children, whatever we were doing. The kitchen was well equipt with everything you need for your stay, the dining table comfortably seats 10 and the living area has 3 large sofas around a smart t.v and wood burner.
The 5 bedrooms are split between the ground floor and second floor, 3 of these have on-suits with showers the other two bedrooms each have a bathroom across from it with a bath and shower, each bedroom has plenty of space and storage and is equipt with a smart t.v, hairdryer and plenty of towels. The 3 ground floor bedrooms also have outside access to either the court yard or the hot tub/ outside dining area, there are also flip flops and blankets supplied for outside use. also on the ground floor is a utility room with a washer and dryer, clothes rack, hover,iron and ironing board.
There is plenty of parking around the property.
Oak cottage was a beautiful place to spend the week with our family, it ticks all the boxes, so much so we have already booked for 2019.

We visited Oak Cottage for a girls weekend away celebrating a 30th Birthday. We were welcomed by Lynsey who could not have been more helpful throughout our stay. The cottage is amazing, the photos don’t do it justice! As soon as we arrived we got straight into the hot tub with the complimentary prosecco admiring the stunning views. We are already deciding on the next excuse for a weekend away up there!
