The bright and spacious living room, located at the front of the apartment, offers captivating views of the estuary. With its impressive high ceilings, it's a perfect place to unwind. The living room is furnished with comfortable armchairs and a generous sofa, complemented by a fireplace and a TV for relaxation.

The heart of the house is the kitchen, which also serves as the dining area, comfortably seating up to six. This classic country kitchen is well-equipped with an electric oven, gas hob, washing machine, fridge, and dishwasher, ensuring a hassle-free self-catering experience in Instow, North Devon.

The first of the two double bedrooms is adjacent to the living room. This spacious room with stone floors exudes character, featuring an original fireplace, a wooden-framed double bed, a chest of drawers, and a wardrobe.

The second double bedroom is located within the former bothy, offering an iron-framed double bed. This room boasts charm and character, including a grated fireplace, flagstone floors, and a window seat.

Steep stairs from the original bothy (Bedroom 2) lead to the first-floor twin bedroom, complete with two full-size single beds and a convenient washbasin. A safety stairgate has been installed at the top of the stairs for added security.

The family bathroom is situated on the ground floor and features a WC, a washbasin, and a bath with an overhead shower. An additional WC is located in a small room beside the bathroom, providing extra convenience for guests.

Location
Instow, a coastal village along the Torridge Estuary, is one of North Devon's most sought-after holiday spots. It offers stunning waterside vistas and a family-friendly beach, perfect for both visitors and dog owners.

Instow is not only known for its sandy shoreline but also boasts some of the region's finest pubs and restaurants, such as the Instow Arms and The Boathouse, conveniently located just a few steps from Riversmeet. The village's own shop, John's of Instow, serves as a convenient deli and cafe. Additional shopping and dining options can be found in nearby Bideford, and supermarkets offer delivery services to Instow.

For outdoor enthusiasts, the Tarka Trail can be accessed from either end of the village. This mostly traffic-free footpath and cycleway is ideal for families, with a level terrain for easy exploration. Heading east along the trail takes you along the river towards Barnstaple, passing through the village of Fremington. In the opposite direction, you'll journey towards the outskirts of Dartmoor.

For those looking to explore further, Westward Ho! boasts a stunning blue-flag beach just a short five-mile drive from the cottage, offering water sports and lifeguard-patrolled safety during the main holiday season. Other renowned beaches like Woolacombe, Croyde, and Saunton are less than 20 miles away. Additionally, there are hidden gems in the form of smaller, less-visited local beaches and coves.

Local attractions include Tapley Park, situated just outside the village, as well as The Big Sheep, The Milky Way, and Skern Lodge. There are also numerous historic estates and charming villages to explore nearby, such as Arlington Court, Hartland, and Clovelly. For a unique experience, consider embarking on a journey aboard the MS Oldenburg from Bideford to the captivating Lundy Island in the Bristol Channel.
