A stunning 1 bedroom 16th Century Grade II listed thatched barn conversion, peacefully nestled in the North Devon countryside on a small Devon farm. Just 30 mins drive will bring you to the seaside town of Bude on the North Cornwall coast, with its array of shops, restaurants and not forgetting its wonderful sandy beaches, ideal for those who enjoy a bit of surfing or body boarding. To the South you can enjoy the stunning scenery of Dartmoor, either on horse back or walking, and visit the many little villages and towns along the way, there are plenty of good pubs en route too. Guests are welcome to explore the 48 acre farm which has stunning views over towards Dartmoor. The farm is recognised as a Devon County Wildlife Site because of the wide range of wildlife, flora and fauna which can be found here and its important culm grassland habitats. There are also amazing dark starry skies which can be enjoyed. There are lots of animals ready to greet you - Donkeys, goat, cow, sheep, chickens, ducks, George the goose, and Merlin the springer spaniel. Lovely freshly laid eggs every morning!

Adjoining Threshing Barn is The Milking Parlour, which sleeps 4, perfect for inviting extra friends or family.

The property has been thoughtfully converted and maintains much of the original character, including oak beams, flag stone floor and cosy wood burner. This single storey property has underfloor heating throughout, roll top bath, super king size bed and wonderful countryside views, making it the perfect romantic retreat! Outside guests can enjoy the fresh countryside air on the paved patio, with outdoor seating and gas bbq. Guests are also free to roam the owners farm land.

After booking, the homeowners will directly provide a digital booklet full of local attractions and property features so you can start the excitement of your holiday before you even arrive. When entering the property you'll be greeted by a tablet with more links and information on how to make the most of your stay, as well as a welcome pack full of local and hand-selected items as a complimentary gift from the homeowners.

Living/dining area: Large Open plan high vaulted ceiling with original oak pegged A frames, flagstone floor, underfloor heating, wood burning stove, bespoke ash shelving, chesterfield leather sofa, leather tub chair, 47” digital Smart TV, glass dining table with colour jelly chairs, coffee table/trunk.

Kitchen area: Fully fitted with oak units, extractor fan, fridge with freezer compartment, original oak beamed ceiling, flagstone floor, underfloor heating, black granite worktops, butler sink, coffee maker, Electrolux double oven with induction hob, dishwasher and microwave.

Bedroom 1: Master bedroom with Super King sized bed, (zip and link option for 2 singles) with bespoke oak headboard, oak bedside cabinets, oak wardrobe and drawer unit, mirror, tv, underfloor heating, flagstone floors, jelly chair, original heavy oak horse engine beam, led wall lights, iron coat hooks

Bathroom: Fully tiled with mosaic floor, his and hers basins, WC, extractor fan, roll top bath, bespoke oak vanity unit with slate top, large rain head shower, underfloor heating, lit mirror and heated towel rail.

Outside: Private patio area with Weber gas bbq, table and 2 chairs, access to farm grounds and trail.

Shared laundry room: The farm's laundry room/boot room is housed in one of the ancient cruck- framed cart sheds just a short distance away, and there you will find the washing machine/dryer and space for bicycles, muddy boots, wet jackets etc.

Parking: Private parking for 1 car. Electric Car charging point available for use. 3 Steps down from car park to patio. 

Heating: Central heating included, basket of logs for fire included (additional logs available)

Security Deposit: This property has a refundable Accidental Damage Deposit of £150, which is payable with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Notes: Bed linen and towels inclusive, Wifi Broadband. Sorry no dogs or pets. No fireworks due to livestock and thatched buildings.
