A dog friendly cottage for four with its own swimming pool and enclosed garden. Private river access with rowing boat and canoe available!. Open-plan living/dining room with gas ‘wood burner’, French doors to terrace, patio door to swimming pool. Kitchen area. Utility. Two bedrooms with shared en-suite wet room and toilet; one double and one twin. Separate toilet. . Gas woodburner included. Electricity, full gas underfloor heating, bed linen, towels and Wi-Fi included. Cot available on request. High chair. Freeview TV with Chromecast. DVD. DAB radio. Cooker. Microwave. Washing machine. Dishwasher. Fridge/freezer. Small enclosed garden with patio, terrace, furniture and pathway to main garden and river frontage. Barbecue. Bike store. Parking (for 2 cars). Inter-connecting private indoor heated swimming pool (23ft x 13.5ft, depth 4ft, open all year). Fishing available on-site, licence required. 2 two-man canoes and rowing boat available. No smoking. Ground floor facilities.. With exclusive use of its own indoor heated swimming pool, this detached, traditionally-built, single-storey holiday property is located within an area of SSSI along the peaceful backwater of the River Wensum. French doors lead to an enclosed secluded garden terrace, complete with sun loungers and barbecue, with pathway leading to private river frontage with use of seating furniture, rowing boat and canoe, where visitors can enjoy this wonderful backwater to the full, its peace only interrupted by the occasional rowing boat of an angler. The village has two pubs, shops, post office, golf course, snooker hall and extensive country walks. The city of Norwich is 5 miles for excellent shopping, theatre, castle museum, cathedral, fine restaurants, cafés and bars. Wroxham (10 miles), capital of the Norfolk Broads, offers river trips and daily boat hire to explore the expanse of waterways. A 40-minute drive leads to the Heritage North Norfolk coast, ‘Admiral Nelson’s country’, where there are Blue Flag sandy beaches, extensive salt marshes, RSPB reserves and the coastal path for excellent walking. Boat trips are available all year to visit the basking seals and Blakeney Point nature reserve. Nearby, the stately homes of Holkham and Blickling are amongst the finest in East Anglia. The Royal Sandringham Estate and museum is open to the public when the Royals are not in residence. The coastal resorts of Cromer and Sheringham offer an array of attractions for all ages, a cliff-top golf course, plenty of shops and restaurants. Still operational, the fishing harbour operates a small fleet of boats to catch succulent fresh lobsters and crabs, which are brought back to be sold locally. Promenade gardens, pier with seasonal live entertainment and the Royal Life Boat Centre can all be found at Cromer. Sheringham is headquarters for the North Norfolk Steam Railway, where during the summer trains travel back and forth along the coast to neighbouring villages. Shop 800 yards.

Excellent accommodation, everything you could possibly need is there. The pool was the best pool we have ever used when staying at a property with exclusive use of a pool, really clean and heated to a nice temperature. The owner was lovely and as everyone has mentioned time and time again, lovely gesture with the home made cake. The location is absolutely fantastic, so close to every amenity and the broads, then after a busy day back to the tranquil location that is with in minutes of a busy city. Would definitely visit again; you would be mad not to book this accommodation.

A hidden gem of a property with an excellent pool. The property feels quiet and secluded while benefiting from being only 5 miles from Norwich and having a large supermarket very close. The only thing we missed was a Wifi network but perhaps the absence of this assisted me in forgetting about work!

A lovely property, well thought out and well equipped. An extremely warm and friendly welcome from the owners, especially that extra special touch of a home-made cake. The swimming pool was excellent and the location by the river was lovely and peaceful - the fishing was good too.

Canoeing up and down the peaceful river at the bottom of the garden every day. The children loved net fishing from the riverside. Plenty of wildlife in this serene location (including deer, fish, kingfishers, water boatman, various dragonflies and bats at dusk). The dog enjoyed walks to the quiet woodlands at Green Hills which was just around the corner. The accommodation was plenty big enough for our family of four plus the dog and the indoor pool was a treat for all (except the dog). A wonderful getaway that would suit all looking for a peaceful holiday.

Absolute lovely cottage with everything you need within it to make your holiday hassle free. Swimming pool lovely and warm. The river at the bottom of the garden with access to the canoe, just was the cherries on top of the cake. Will go back again.

The location was quiet and perfect for a relaxing holiday. The swimming pool was the jewel in the crown. The owners were friendly and very welcoming. On arrival we had been left a delicious cake and fresh milk in the fridge.

We have stayed at Riverside Cottage before and it is excellent for a base to travel around all of Norfolk. The swimming pool is so handy being inside the property allowing a swim at any time. Maybe thinner duvets should be available during the warmer months as those in use during our stay were too hot..

Our holiday was superb. Cake and tea on arrival. Use of the pool unlimited for our use only. Canoeing on the River was great fun. Norfolk attractions all close at hand and recommended local amenities superb. Very friendly owners of the property and even our dog was made welcome.

Lovely clean heated swimming pool but pool light was not working so not as romantic as previous year. Good food at the Hart and nice drinking pub next door. Great river side garden with boats to play with.

The facility of the river and the swimming pool are highlights of the cottage. The general layout and the cleanliness of the property and the privacy of the external areas are also a major factor when we choose a property. We also had a first class welcome from the owners.

The photograph and description didn’t do this property justice. It was fantastic. A warm welcome from the owners before a swim in the brilliant pool, followed by a row on the river to watch the dragonflies. Relaxing in the well equipped and high spec cottage after fishing on the river made us decide we would definitely return. Perfect!

A good sized property for two people. an excellent size pool, well maintained and heated. Plenty of utilities in the kitchen area and the open plan layout was comfortable and the open space available behind the property was a bonus with boating facilities and a summer house with barbeque.

The heating was on all the time. The pool times were not restricted to any particular hours. Very clean and comfortable well thought out property. Extremely welcoming owners with helpful local information that was well thought out with the holiday maker in mind.
