Tucked in a tranquil conservation village between Coldstream and Duns, both 6 miles away. Enjoy views across the village green, and a lovely family friendly pub just 100 metres away. Nearby Norham is 5 miles east and has a butcher, fishing tackle shop, and fantastic fishing on the picturesque River Tweed. For golfers, try the classic links course at Goswick (17.5 miles) or other numerous courses nearby. Bustling Kelso town (12 miles) has an array of independent retailers, wonderful Floors Castle, and the historic Kelso races. Visit Paxton Estate and Manderston House, both within 10 miles, and enjoy family days in the Cheviot Hills for walking and cycling trails, 16 miles south. Buy freshly caught fish at Eyemouth Harbour, walk the cliffs at St Abbs or relax on Coldingham Beach (all within 16 miles). Venture over the threshold of this inviting cottage into the bright and airy open plan diner/kitchen/lounge. The beautifully presented space is perfect for everyone to be together with plenty of room for the whole family. Step down into the kitchen and pull up a stool at the breakfast bar to sit and chat with a drink while the family chef prepares a special meal in the well equipped, contemporary kitchen, and sit together at the farmhouse style six seater table for sociable dinners. In the lounge, the wall to wall sliding windows provide lovely views of the pretty garden and allow plenty of natural light to flood in. Return from a day exploring the area to relax together on comfortable sofas with the wood burner adding to the cosy ambience. You can all enjoy a movie night watching the Smart TV in the lounge. Two steps up take you to the utility room with a sink, washing machine, an additional fridge, and a door that leads you out to the garden. There is also a separate snug with a second TV, a desk, sofa, games, and books, perfect for children or anyone looking for their own space. There is a king size bedroom on the ground floor with a Jack and Jill en suite shower which connects to the utility room, whilst a second shower room is located off the snug. Heading upstairs, you will find a king size bedroom with gorgeous village green views and an en suite bathroom where you can enjoy a long soak with bubbles after a busy day. Outside, the generous, enclosed, rear garden has a patio area with garden furniture and a charcoal BBQ, ideal for al fresco dining. Two steps take you up to the lawn and a parking area accessible from the rear. A side gate gives you access to the village green and the fields beyond.
